What's the minimum land size required for a Granny Flat in Perth?
There is a minimum lot size of 450 m2 and with a minimum 1 metre setback from other buildings and fencelines for most councils. This is allowing for a 70 m2 granny flat building which is the maximum allowed at this time.
How long does it take to build a Granny Flat ?
Granny Flats built on site appear to take longer than a prefabricated granny flat that is built off site. If a prefabricated granny flat is built and available it could take as little as 7 days to deliver from all permits and approvals being in place. However normally there is a long lead time as most are are already sold and awaiting delivery. If that’s the case a granny flat built on site will be quicker. The build time will vary on many factors but you can expect around 8 – 12 weeks from start to finish
Do I need council approval to build a granny flat in WA ?
Local councils will require a building permit that follows the council design guidelines , however, Since 10 April 2024, R-Code compliant granny flats can now be built on residential lots of any size without planning approval if they meet relevant local area setback requirements and do not exceed 70m2.
A building permit shouldn’t take any longer than 10 days to provide a homeowner.
What is the cost of building a Granny Flat in Perth?
So many variables on this to enable an accurate answer, however you can expect to pay somewhere between 80 K and 150 K. It all depends on size, materials and finishes selected.

Can I rent out my Granny Flat ?
Yes , by all means ! It’s a great way to earn extra income. Students and FIFO workers are always seeking small but private spaces to live. This is approximately what 60 % of the market we see are doing right now. The other 40 % are owner occupiers for elderly parents or for providing space for extended families.
